Approval for adaptive reuse and extension of city building

Our planning team has recently secured planning approval from the State Commission Assessment Panel for the transformation of the former Adelaide Metro office at 75-79 King William Street into a 12-storey boutique hotel. Sydney-based developer Equinox Property plans to refurbish and extend upwards the existing seven-storey structure, adding five new levels to accommodate a total of 129 hotel suites.

Ground-level retail and hospitality spaces front King William Street, Currie Street and Gilbert Place, requiring a strong public realm interface to this prominent site.

The project has been designed by Loucas Zahos Architects, and marks a shift from earlier proposals which included a 39-storey hotel, but these were unable to be realised.

Michael McKeown, Director of Jensen PLUS, emphasised the project’s commitment to sustainability through adaptive reuse:

“One thing I really like about this project is that by repurposing and extending the existing building, we are maximising the use of existing materials, avoiding waste, and conserving embodied energy and reducing carbon emissions. This approach not only honours the building’s original structure but also shows environmental responsibility.  This was recognised by the SCAP panel members.  It’s a great case study.”

The redevelopment is expected to revitalise this prominent corner of Adelaide’s CBD.  We can’t wait!
